Back in late 2016, Alyson Hannigan plunked down about $8 million for this modern estate in the San Fernando Valley community of Encino. At the time, the veteran TV and film actress wasn’t the least bit interested in leasing out the premises for film and TV productions like previous owners had done — the house had appeared in “Fractured,” “Marvel’s Agents of S.H.I.E.L.D.,” “Fun with Dick and Jane” and even a Hyundai Super Bowl commercial with Kevin Hart, just to name some of its cameos.

But all of that changed when Hannigan met her neighbor, a director of the hit NBC family drama “This is Us.” Because the show is “so good,” as she recounted during a SiriusXM interview, the striking residence went on to appear in the sixth and final season as the dream house Kevin Pearson built for his mom.

Fast-forward to today, and the 48-year-old thespian — best-known for her roles on “Buffy the Vampire Slayer,” “How I Met Your Mother” and “American Pie” — and her fellow actor husband Alexis Denisof are hoisting the property back onto the market. As first reported by The Wall Street Journal, the asking price is a hefty $18 million.

Though that’s a whopping $10 million more than the couple paid for the rustic contemporary digs five-and-a-half years ago, they did customize the place by adding some skylights and sprucing up the grounds; of course, the place also has the added cache of having played a significant part in one of the most popular TV shows of all time!

Designed by architect Peter Tolkin and built in 2001, the concrete, wood and glass structure rests on a gated hillside parcel spanning over 3 acres of land dotted with mature oaks and sycamores, fruit trees and palms. There’s a main house, plus a one-bedroom guesthouse with its own kitchen, an art studio/gym with full bath and office attached to a three-car garage hosting an upstairs bedroom — for a total of five bedrooms and eight baths in 7,605 square feet of living space.

As for the primary home, it features 6,500 square feet of single-level living space adorned throughout with soaring wood-beam ceilings, poured-concrete walls, limestone floors, designer light fixtures and warm wood accents. Walls of glass provide loads of natural light in combination with seamless indoor-outdoor environs, and a series of pavilions opens to a central courtyard holding a pool and spa.

Among the highlights: a fireside great room, formal dining room and media room, along with a family room that connects to a gourmet kitchen outfitted with a an eat- in island, high-end stainless appliances and an adjacent breakfast nook. Elsewhere is a sumptuous master retreat boasting a separate office/den, and luxe bath equipped with a steel soaking tub and two-person shower.

Outdoors, a sprawling patio offers numerous spots for al fresco lounging and entertaining, and a grassy lawn envelopes the aforementioned pool and spa. Rounding it all out: a plot for gardening and lighted tennis court with viewing platform.

The listing is held by Michael LaMontagna of Hilton & Hyland, together with Alexis LaMontagna and Jade Mills of Coldwell Banker Realty.
